From homes needing major repairs, to properties with complex legal issues, we’ve handled it all and are happy to help.

What makes a property poor condition and unsellable?

When people talk about a property being in “poor condition,” they’re often referring to more than just a few maintenance issues. Let’s break down what this really means, because understanding where your property stands can help you make better decisions about its sale.
  • Structural problems

A property might be considered in poor condition due to structural problems like subsidence, extensive damp, fire damages
or a crumbling foundation. Sometimes it’s about outdated systems – think ancient electrical wiring that wouldn’t pass modern safety standards, or plumbing that’s seen better days.

We often see properties where weather damage has taken its toll, with leaking roofs or rotting window frames creating a cascade of internal problems.

  • Environmental factors

Properties can fall into the “poor condition” category because of environmental factors too. Maybe there’s Japanese knotweed in the garden that’s threatening the foundations, or perhaps the property sits in a flood-risk area that makes traditional buyers nervous.

We’ve also worked with properties affected by nearby industrial developments or troublesome neighbouring properties.

  • Complex projects

Then there are the properties that have become overwhelming projects. Sometimes people inherit a house that’s been sitting empty for years and gathering more problems by the month. Or perhaps life circumstances meant maintenance had to take a back seat, and now small issues have snowballed into bigger challenges.

Can you sell a house in poor condition?

Yes, despite what some might tell you, every property has value and even an “unsellable property” can be sold – it’s just about finding the right approach.

How is the value of an unsellable property determined

When we assess a property that others might label “unsellable,” we look beyond the surface problems to see the bigger picture.

Our valuation process starts with understanding the basics: the property’s location, size, and potential. We factor in the current market conditions and local property values, but we don’t stop there. We perform a thorough assessment of all issues affecting the property – from structural problems to legal complications; we then calculate the investment needed to resolve these challenges.

Unlike traditional estate agents who might subtract every possible repair cost from your property’s value, we take a more balanced approach. We consider the property’s potential after improvements and factor this into our offer. This means you often get a fairer deal than you might expect, even with significant issues to address.

The benefits of selling a property as-is

When you’re dealing with a property in poor condition, the idea of renovating before selling might seem like the obvious choice. But here’s the reality: improvements don’t always pay off, and selling as-is often makes more sense.
  • Avoid the cost of expensive repairs or improvements

You won’t need to navigate the maze of planning permissions, building regulations, or contractor negotiations. Plus, you can say goodbye to the ongoing costs of maintaining a problem property – no more emergency repairs or sleepless nights wondering what might go wrong next.

  • Peace of mind and certainty

When you sell as-is to a cash buyer like us, you’re getting a straightforward deal based on your property’s current condition. No need to worry about buyers pulling out when they discover issues during a survey, or trying to renegotiate the price at the last minute.

  • Move forward with your life sooner

When you sell to us, you can complete in as little as three days. Whether you’re looking to relocate, dealing with financial pressures, or simply ready to be free of a property that’s becoming a burden, an as-is sale can be the quickest path to your next chapter.

How to sell your house in poor condition fast

When you’re looking to sell a property in poor condition, you have several routes available – each with its own considerations. Let’s explore your options before looking at why many homeowners ultimately choose a cash-buying service.
  • Traditional Estate Agents

Working with a traditional estate agent might seem like the natural first step. Some agents specialise in “project” properties and can market your home to renovation enthusiasts or developers. However, be prepared for a longer wait. Even experienced agents often struggle to secure mortgage-approved buyers for properties in poor condition, and sales frequently fall through when surveys reveal the full extent of issues.

  • Auctions

Property auctions can be an option for homes in poor condition, potentially attracting investors and developers. While auctions can move quickly once a buyer is found, there’s no guarantee your property will sell. You’ll also face substantial auction fees, and the final sale price might be lower than expected if bidding is limited.

  • Private Sale

Selling privately might save you some fees, but marketing a property in poor condition requires significant time and expertise. You’ll need to handle viewings, negotiations, and legal requirements yourself, which can be overwhelming – especially when buyers start raising concerns about the property’s condition.

  • Cash House Buyers

This brings us to professional cash-buying services like Gaffsy. We’ve built our service specifically for properties that might struggle on the traditional market. When you work with us, you’ll benefit from a guaranteed sale with no chain risks, no fees, and absolutely no hidden costs.

We pride ourselves on our fair, transparent valuation process, ensuring that you get the best possible price for your property. With heaps of experience buying homes in bad conditions, we’ll handle all legal requirements efficiently, taking all stress and hassle off your hands.

  • Property Developers

Local developers might show interest in your property, particularly if it’s in a desirable location. While they can move quickly, their offers typically reflect their profit margins and renovation costs, which might result in a lower purchase price.

Mr O wanted to sell his property which was being squatted in. He had been unable to evict the squatters and found himself in a very difficult situation. Gaffsy stepped in and purchased the property with the squatters in place. We purchased the property without viewing it as arranging access was impossible.

I recently used Gaffsy to sell a house on behalf of an elderly Uncle of mine.
This sale was not a straightforward one by any means. It involved a property that had squatters that had taken up residence over a period of years.
I would like to say the way Gaffsy handled this matter was nothing less than exemplary, I dealt with a gentleman named Oren Kander who, with all the problems involved, was extremely polite and helpful.

All my uncle’s legal fees were paid for by the company and I received up-to-date emails on the progress of the sale. I cannot praise this company highly enough.

How to sell an unsellable house FAQs

Below we have compiled some of our most commonly asked questions when it comes to unsellable property sales. However, if you have any further queries don’t hesitate to get in touch.
How long will it take to sell my poor condition property?

With a cash buying service like Gaffsy, you can complete your sale in as little as 7 days, though we’re happy to work to your preferred timeline. Traditional sales methods typically take considerably longer – usually 3-6 months or more for properties in poor condition, and there’s often uncertainty about whether the sale will complete at all.

Can Gaffsy help with properties in legal or title disputes?

Yes, Gaffsy has experience navigating legal and title issues associated with properties. We work to find solutions that facilitate a smooth and fair transaction for property owners facing such challenges.

Are there any fees or obligations when working with Gaffsy to sell an unsellable house?

When you sell to Gaffsy, we handle all the assessment costs ourselves. We’ll arrange our own survey to understand your property’s condition, and you won’t pay a penny. This is different from traditional sales, where you might need to pay for multiple surveys if sales fall through. Gaffsy aims to provide clear and transparent transactions. Specific terms, fees, and obligations will be discussed openly during the consultation, ensuring that property owners have a comprehensive understanding of the process.

Will I get less money selling my poor condition property to a cash buyer?

While our offers might be below full market value, it’s important to consider the total cost of selling. With us, you won’t pay any fees or commissions, and you won’t need to invest in repairs or improvements. When you factor in these savings, along with the speed and certainty we offer, many sellers find our service provides excellent value.

We contacted all the companies that pop up first in a Google search. All promised alot and wasted a year of my time. Ignore all the other companies for your peace of mind, there is no care or concern for your real life situation. All tried to lower their offer just before exchange after all the conveyancing had began. From the very first phone call to exchange and completion, Oren @gaffsey gave a fair price, he was completely transparent. kept us completely in the loop did not change his offer and paid the Solicitors costs. The local authority made an offer to reclaim the leasehold but still gaffsey gave the best deal and wrapped everything up in just over 2 months. We managed to purchase and move into our new home seamlessly. Again thank you for your integrity, honesty and fairness Oren is a decent upstanding human being and I whole heartedly recommend his company. None of the other companies can compare.

This company sadly wasted alot of our time and kept reducing the offer to a ridiculous amount and even then pulled out. We were selling an high rise serviced apartment which had high service charge due to our original buyer pulling out and we had a forward purchase. The buyers pulled out advising that "It was a severe misrepresentation, no one with their head screwed on would touch that flat with that SC situation and I think you know that", which seemed like a rude response when we had been clear with them all the way, that the service charge was high due to having had cladding works done. We were advised by the managing agents that the increase had happened due to insurances and would come down, and advised the buyer of this. I didnt realise that they had already come down alot from previous years. The buyer knew that we were planning to buy a new build with the funds so had requested a speedy purchase in the first instance, however they dragged their feet and pulled out as they hadn't done their own due diligence. In the end we ended up selling the property for £11,000 more to a more reputable cash buying company who completed within 2 weeks. Please dont fall for their marketing slogans and look for more reputable firms id say. In the end we are glad we didnt sell to this firm at such a low valuation.

I had my London flat on the open market with numerous traditional estate agents for several months and, despite plenty of viewings, there was very little genuine interest and no meaningful offers. The process became incredibly disheartening — particularly as I didn’t always feel that agents were being fully transparent with me about the realities of the market or what was realistically achievable for the property. At my sister’s suggestion, I began exploring the option of working with a cash buying broker, which is how I came across Gaffsy. From the outset, Oren Kander impressed me with his open, honest and pragmatic view of both the property and the wider market. There was no fluff or over-promising — just clear communication and realistic advice. Oren worked tirelessly to source the right cash buyer at a fair price, ultimately achieving a successful sale with a two-week completion, which was a huge relief after such a long and frustrating experience on the open market. Throughout the process, he kept me well informed and managed expectations professionally and transparently. I’m really pleased with the outcome and would absolutely recommend that anyone struggling to sell a more complex or troublesome property reaches out to Gaffsy to explore their options. Oren — thank you!

My experience with Gaffsy has been a very unpleasant one. My flat is currently on the market for £200k - reduced from £220k in order to sell quicker, but still it’s been taking a while, so we decided to reach out to cash buying companies. Gaffsy (represented by Ben) initially offered us £160k, which was 80% of the asking price, but we were willing to accept for the sake of quick sale. In order for them to get a better insight of the flat I sent Ben a series of videos of various features of the flat, including a walk-through of the whole flat. There were also photos and the floor plan available on the estate agents’ website. Ben than announced he needed to see the flat for himself before confirming the final offer – not a problem, he was provided with all the details how to get into the flat (which is vacant). He then stated he could not do the visit himself, but someone else will attend and take photos for him – again, not a problem. I asked how reliable the initial offer for the flat was. In his email, IN WRITING, Ben stated: “As there is no formal survey, any adjustment would only be considered following this initial inspection and only if something material came to light that had not been previously disclosed”. He then called me a few days later, stating that “he did not realise my flat had a lowered ceiling”, and “he thought it would be like my neighbours flat, so he got confused (?)”, and then he announced that he would have to offer me a “slightly lower” price - £120k (that’s 60% of the original asking price, and £40k below the initial offer). Clearly, I declined. I found it really staggering how blatantly Ben expected me to believe that having seen: - The walk-through video of the flat - Other videos of distinctive features - Photos on the estate agents’ website - Floor plan on the estate agents’ website with clearly marked lowered ceiling areas … apparently it still took him by surprise that my flat had a lowered ceiling in some parts, to the point he felt compelled to take another 25% off the already reduced offer. That despite his previous assurances in writing that only something “material” and ”undisclosed” would change the initial offer. How exactly does one of the most prominent features of the flat can count as “undisclosed”? I don’t know what he meant by the reference to my neighbour’s flat, but if he in fact had ever bothered to look at the next door flat for some reason, he would have realised that it was mirroring my own flat, including the lowered ceilings, so his lie was unnecessary and completely obvious as a lie. The whole situation felt like he just came up with a nonsensical excuse to lower the initial offer to the max to see if we were desperate enough to take it. Fortunately, we were not. Effectively, my dealings with Gaffsy left me with the impression of being dishonest, luring us in with an acceptable offer, and then the price being lowered apparently because of an obvious feature, despite written (and verbal) assurances it would not happen. They did not even have enough respect to try to come up with a slightly more believable excuse, so desperate were they to give us a bad offer (60%). Altogether, a very negative experience.

The staff were helpful and pleasant, and always available to speak to. If we ever missed a call, they returned it promptly. They made a very good offer on the property, which would have made the transaction extremely straightforward. We ultimately decided not to proceed for personal reasons, and not due to anything on their part. Quite the opposite. When we informed them of our decision, Ben was empathetic and completely understanding. We would certainly recommend Gaffsy as a genuine and helpful company, and they would be our first choice should we decide to sell a property in the future.
