Our ‘sell flat fast’ service offers a refreshing alternative to the traditional open market. Regardless of cladding issues, short leaseholds, or poor flat condition, we can guarantee you a sale in as little as a week.

Flats were once one of the most popular property types, especially for first-time buyers. However, this has changed in the last few years, and flats aren’t selling as easily as they used to. Many propety buyers have been put off investing in flats due to the Renter’s reform bill and cladding concerns after the Grenfell Tower tragedy.

Let Gaffsy take the stress out of selling your flat with a completely free service that works to your timescale and gets you the best possible price for your property.

Take the stress out of selling your flat.

Reasons to sell a flat

  • Going through divorce

Selling a flat during a divorce can feel overwhelming. We offer a simple, private sale process that helps reduce stress and gives you one less thing to manage during a difficult time.

  • Wanting to stop repossession

If you’re behind on mortgage payments, time matters. We can move quickly to help you sell your flat fast and avoid the pressure and uncertainty of repossession proceedings.

  • Downsizing

Whether your lifestyle has changed or you simply need less space, selling your flat can help you move on with less upkeep and lower monthly costs.

  • Upsizing

When you need more room for a growing family or a new way of living, selling your flat quickly can help you secure your next property sooner.

  • Halted by a chain break

Property chains can collapse without warning and delay your plans for months. We buy directly, helping you avoid the uncertainty that comes with relying on other buyers.

  • Selling an inherited flat

Managing an inherited flat can be time consuming and emotionally difficult. We make the selling process straightforward so you can move forward without added hassle.

  • Relocating

Whether you’re moving for work, family or a fresh start, we help make selling your flat simple so you can focus on your next move.

  • Selling an unmortgageable flat

If your flat has cladding issues, a short lease or other lending problems, selling on the open market can be difficult. We buy flats in situations where traditional buyers often cannot proceed.

Here’s where a fast flat buyer can help.

We offer a service to sell your flat quickly and easily with no hidden costs.

What are the different ways to sell a flat

Selling your flat is a significant decision and not something you do everyday. There are several ways you can go about it and it’s worth considering the different options available.
  • Estate agents

Listing your flat with an estate agent can take time with the hassle of multiple viewings; some flats take many months to receive offers. Once your flat does eventually sell, remember that you’ll also need to pay a percentage of the asking price to the estate agent as well as legal fees.

  • Auctions

Auctions can be useful for selling flats quickly, however, the process can still take several months. This will involve marketing, legal work, and setting a reserve price.

There’s also the risk that if your flat doesn’t reach the reserve price at auction, it becomes publicly known that the property didn’t sell for that amount. This could impact future negotiations if you choose to relist on the open market.

  • Cash house buyer

A cash house buyer can offer a faster and more straightforward way to sell your flat. With a guaranteed fixed offer, you avoid the uncertainty of chains, viewings and lengthy negotiations.

All solicitor fees are included, helping you save on selling costs. Once you’re ready to proceed, the sale can be completed in as little as 3 days.

  • 3. Receive cash offer

Following an in-person valuation, a guaranteed final cash offer is provided. No matter the condition or circumstances of your flat we can help you achieve a sale.

  • 4. Exchange & Complete

If you give us the green light on the cash offer for your flat we can then complete on the sale of your flat in a timeframe that suits you. There will be no need to worry about sourcing and paying for a solicitor, as we cover all the legal fees.

Types of flats

When you’re dealing with a property in poor condition, the idea of renovating before selling might seem like the obvious choice. But here’s the reality: improvements don’t always pay off, and selling as-is often makes more sense.
  • Converted Flats

Converted flats are usually part of a larger house that has been divided into several separate homes. They’re often spacious, full of character, and located in desirable areas. However, they can come with drawbacks such as poor sound insulation, limited modern features, and shared maintenance costs that some buyers may be concerned about

  • Mansion Block Flats

Mansion block flats were built during the Victorian and Edwardian eras and are commonly found across London, typically standing between five and seven floors high. Their classic architecture and period features can make them highly appealing to buyers, and they are often located in central areas. However, they can come with high service charges and short leases, while the lack of amenities such as lifts may also put some buyers off.

  • Studio Flats

Studio flats combine the bedroom, living area, and sometimes the kitchen into one shared space. They are often more affordable to buy and typically come with lower maintenance costs. However, they can have limited appeal to buyers, particularly because some mortgage lenders may not offer financing for studio flat purchases.

  • Basement Flats

Basement flats can offer lower pricing and a unique character that appeals to some buyers. However, limited natural light and the potential for damp issues can raise concerns and make them less attractive to others.

Is it difficult to sell a flat?

Selling a flat comes with some unique challenges. Freeholder consent maybe required, lease restrictions and length may make a property unattractive and unmortgageable.

Buyers can also have concerns specific to flat living, particularly around cladding issues and building safety regulations introduced after the Grenfell Tower tragedy in 2017. The cladding scandal has reduced buyer confidence in many developments, with thousands of sales falling through due to mortgage rejections and related concerns.

How do you sell a flat that’s not selling?

Selling a flat can take longer than expected, especially if there are issues like cladding or a short lease. To improve your chances, it helps to price it correctly by researching similar flats in your area and to make the space feel more appealing by decluttering and arranging furniture to maximise space during viewings.

Sometimes, even after doing everything right, your flat still won’t sell. If you cannot afford to keep waiting, a cash flat buyer like Gaffsy could help.
Gaffsy buys flats in any condition, with no waiting for buyers to secure a mortgage. You’ll receive a fast, fair offer and a sale timeline that suits you.

What fees are associated with selling my flat
to a cash buyer?

Unlike estate agents and some other fast flat buyers, there are absolutely no fees involved in our selling process, and we even cover your legal costs. It’s for this reason that a cash flat buyer is often preferred over using an estate agent. The traditional flat selling process can come with numerous additional costs, including:
  • EPC

An energy performance certificate is required before your flat can be put on the market and will typically cost you between £75+VAT and £150+VAT.

  • Estate Agent Fees:

Traditional high street agents charge a percentage-based commission of between 0.9 and 3.6%.

  • Conveyancing

The legal charges involved in a property transaction typically cost between £550 and £1,000.

  • Basement Flats

Selling a flat the traditional way requires a thorough clean, fixing any necessary repairs, and often a redecorate.

Of course, the costs of selling a flat are highly variable depending on your circumstances, but one thing’s for sure – selling a flat to Gaffsy allows you to avoid all of the fees listed above.  With a cash flat buyer, you eliminate agents’ costs, estate agents’ charges, solicitors’ fees, clearance costs, utility charges, mortgage payments and cosmetic repair costs.

Are Leasehold Flats hard to sell?

With a leasehold flat, you do not own the building itself but instead hold the right to occupy a specific flat for a fixed period of time. Leasehold flats can make the traditional selling process more complex, often involving extra legal steps that can cause delays and increase costs. Lenders are also typically cautious about mortgages on flats with short leases, which reduces the number of potential buyers.

Because of this, buyers usually prefer flats with longer leases, and it is often recommended to extend the lease if it falls below 99 years before selling. However, lease extensions can be expensive, and once legal fees are added, the total cost can make selling less straightforward or financially challenging. The open market can therefore be difficult for flats with short leases. Regardless of lease length, Gaffsy can provide a guaranteed cash offer, with funds ready to buy your flat quickly. We cover the legal costs completing the sale on a timeline that suits you.

Years remaining on your lease Typical cost to extend by 90 years on a £200,000 flat
95 £5,000
85 £6,000
79 £8,500
70 £14,000

We contacted all the companies that pop up first in a Google search. All promised alot and wasted a year of my time. Ignore all the other companies for your peace of mind, there is no care or concern for your real life situation. All tried to lower their offer just before exchange after all the conveyancing had began. From the very first phone call to exchange and completion, Oren @gaffsey gave a fair price, he was completely transparent. kept us completely in the loop did not change his offer and paid the Solicitors costs. The local authority made an offer to reclaim the leasehold but still gaffsey gave the best deal and wrapped everything up in just over 2 months. We managed to purchase and move into our new home seamlessly. Again thank you for your integrity, honesty and fairness Oren is a decent upstanding human being and I whole heartedly recommend his company. None of the other companies can compare.

This company sadly wasted alot of our time and kept reducing the offer to a ridiculous amount and even then pulled out. We were selling an high rise serviced apartment which had high service charge due to our original buyer pulling out and we had a forward purchase. The buyers pulled out advising that "It was a severe misrepresentation, no one with their head screwed on would touch that flat with that SC situation and I think you know that", which seemed like a rude response when we had been clear with them all the way, that the service charge was high due to having had cladding works done. We were advised by the managing agents that the increase had happened due to insurances and would come down, and advised the buyer of this. I didnt realise that they had already come down alot from previous years. The buyer knew that we were planning to buy a new build with the funds so had requested a speedy purchase in the first instance, however they dragged their feet and pulled out as they hadn't done their own due diligence. In the end we ended up selling the property for £11,000 more to a more reputable cash buying company who completed within 2 weeks. Please dont fall for their marketing slogans and look for more reputable firms id say. In the end we are glad we didnt sell to this firm at such a low valuation.

I had my London flat on the open market with numerous traditional estate agents for several months and, despite plenty of viewings, there was very little genuine interest and no meaningful offers. The process became incredibly disheartening — particularly as I didn’t always feel that agents were being fully transparent with me about the realities of the market or what was realistically achievable for the property. At my sister’s suggestion, I began exploring the option of working with a cash buying broker, which is how I came across Gaffsy. From the outset, Oren Kander impressed me with his open, honest and pragmatic view of both the property and the wider market. There was no fluff or over-promising — just clear communication and realistic advice. Oren worked tirelessly to source the right cash buyer at a fair price, ultimately achieving a successful sale with a two-week completion, which was a huge relief after such a long and frustrating experience on the open market. Throughout the process, he kept me well informed and managed expectations professionally and transparently. I’m really pleased with the outcome and would absolutely recommend that anyone struggling to sell a more complex or troublesome property reaches out to Gaffsy to explore their options. Oren — thank you!

My experience with Gaffsy has been a very unpleasant one. My flat is currently on the market for £200k - reduced from £220k in order to sell quicker, but still it’s been taking a while, so we decided to reach out to cash buying companies. Gaffsy (represented by Ben) initially offered us £160k, which was 80% of the asking price, but we were willing to accept for the sake of quick sale. In order for them to get a better insight of the flat I sent Ben a series of videos of various features of the flat, including a walk-through of the whole flat. There were also photos and the floor plan available on the estate agents’ website. Ben than announced he needed to see the flat for himself before confirming the final offer – not a problem, he was provided with all the details how to get into the flat (which is vacant). He then stated he could not do the visit himself, but someone else will attend and take photos for him – again, not a problem. I asked how reliable the initial offer for the flat was. In his email, IN WRITING, Ben stated: “As there is no formal survey, any adjustment would only be considered following this initial inspection and only if something material came to light that had not been previously disclosed”. He then called me a few days later, stating that “he did not realise my flat had a lowered ceiling”, and “he thought it would be like my neighbours flat, so he got confused (?)”, and then he announced that he would have to offer me a “slightly lower” price - £120k (that’s 60% of the original asking price, and £40k below the initial offer). Clearly, I declined. I found it really staggering how blatantly Ben expected me to believe that having seen: - The walk-through video of the flat - Other videos of distinctive features - Photos on the estate agents’ website - Floor plan on the estate agents’ website with clearly marked lowered ceiling areas … apparently it still took him by surprise that my flat had a lowered ceiling in some parts, to the point he felt compelled to take another 25% off the already reduced offer. That despite his previous assurances in writing that only something “material” and ”undisclosed” would change the initial offer. How exactly does one of the most prominent features of the flat can count as “undisclosed”? I don’t know what he meant by the reference to my neighbour’s flat, but if he in fact had ever bothered to look at the next door flat for some reason, he would have realised that it was mirroring my own flat, including the lowered ceilings, so his lie was unnecessary and completely obvious as a lie. The whole situation felt like he just came up with a nonsensical excuse to lower the initial offer to the max to see if we were desperate enough to take it. Fortunately, we were not. Effectively, my dealings with Gaffsy left me with the impression of being dishonest, luring us in with an acceptable offer, and then the price being lowered apparently because of an obvious feature, despite written (and verbal) assurances it would not happen. They did not even have enough respect to try to come up with a slightly more believable excuse, so desperate were they to give us a bad offer (60%). Altogether, a very negative experience.

The staff were helpful and pleasant, and always available to speak to. If we ever missed a call, they returned it promptly. They made a very good offer on the property, which would have made the transaction extremely straightforward. We ultimately decided not to proceed for personal reasons, and not due to anything on their part. Quite the opposite. When we informed them of our decision, Ben was empathetic and completely understanding. We would certainly recommend Gaffsy as a genuine and helpful company, and they would be our first choice should we decide to sell a property in the future.
